We approached the restoration of this Centennial Park terrace with an appreciation of the home’s character whilst making sympathetic updates to meet today’s building standards.
Rising damp remedial work.
This Eastern Suburbs renovation began with important remedial work – addressing the concerning rising damp.
The original structure, built in the 1920s when building standards were significantly different than those of today, had significant rising damp issues. In fact, it was so bad in places that the exterior walls felt damp to the touch, and the moisture was causing the gyprock angles, used to hold the internal walls in place, to rust.
Rising damp is primarily caused by groundwater moving up through the soil and into the walls of a building. Water in the ground can move upward through porous materials such as brick, sandstone or concrete due to capillary action. This occurs when the moisture is drawn into the tiny pores and voids in the material. In older buildings, there is often a lack proper damp-proof courses (DPC). This provides a barrier at the base of walls to prevent moisture from rising through the structure. Without it, water can easily seep into the walls.
To fix rising damp, it is essential to first diagnose why it is occuring. After careful assessment, we installed new flashing and a damp-proof course around the foundation brickwork to create a stable and dry base for the entire home.
We then repaired the damaged render, which had detached from the brickwork over time due to the persistant moisture.
Extensive internal renovation
With the rising damp under control, we moved forward with a comprehensive internal renovation. The owner wanted to retain the building’s original character whilst making some 21st century improvements.
In progress we are working on the following:
- Complete kitchen renovation. Demolition and removal of the old kitchen.
- Reconfigutation and renovation of the ensuite bathroom including sunken bath and shower. Demolition and removal of the old bathroom. New drainage. New pipework.
- Upgrade and replace electrical wiring. New lighting.
- New skylight installation. Original skylight removal.
- Original hardwood floorboard sanding. New skirting boards and architraves.
In time, the finished result will be a beautifully restored home that combines the elegance of the heritage with the comfort and quality of modern living.
