Located below the iconic sandstone pillars of the Harbour Bridge, this c1875 Kirribilli terrace entrusted our team of heritage restoration specialists to address the property’s most pressing issues while maintaining its historical authenticity.
Heritage restoration. Important remedial works.
Part of a row of grand terraces, the property boasts breathtaking rooftop views, elegant interiors, and historic charm.
The owners were committed to preserving the original character and required our team of heritage carpenters to undertake careful restoration and remedial work to maintain the property’s longevity and integrity.
Restoring the second-floor balcony.
The second-floor balcony, a striking feature and part of the property’s classic heritage appeal, had suffered years of exposure to the elements.
- Timber decking replacement: Rotten timber decking boards were carefully removed and replaced with new spotted gum timber boards, custom-milled to match the originals in size and style. Boards in good condition were sanded back to restore their natural beauty.
- Decking sealer application: To protect the new and restored boards, we applied a hardwood timber sealer for external surfaces. This will enhance the timber’s durability, but for ongoing maintenance, we recommend reapplication every 6–12 months, depending on exposure to sun and rain.
Wrough iron railing restoration.
We carefully restored the original wrought iron railings, a hallmark of Victorian-era terraces, to their former glory.
- Sandblasting and repainting: The wrought iron railings were sent away for professional sandblasting to remove rust and old paint before being repainted.
- Reinstallation: We reinstated the railings using the traditional installation methods employed when the house was first built. While these methods require more time, they ensure a level of authenticity and durability that modern techniques can’t match.
Restoration of the the atrium-style staircase leading to the terrace.
A key feature of the property is its atrium-style staircase which provides access to the rooftop terrace. Unfortunately, years of weather exposure had caused leaks and significant damage.
- Leak remediation and structural repairs: We carefully dismantled the affected areas of the staircase to address the underlying leaks.
- Replacing damaged components: Rotten timbers, as well as internal and external boards, were replaced with high-quality materials designed to withstand the elements.
- Restoring functionality and aesthetics: The staircase was reconstructed and sealed to prevent future water ingress, ensuring both its functionality and visual appeal were restored.
Window repairs and replacement.
Many of the windows throughout had suffered from rot, water damage, and layers of paint that had rendered them inoperable.
- Window replacement and restoration: Severely damaged windows were replaced with comparable new versions designed to replicate the originals. Windows in repairable condition were meticulously restored to working order, preserving as much of the original timber as possible.
Skirting board replacement and repair.
Over the decades, many of the skirting boards had deteriorated due to dampness, wood rot, and neglect.
- Matching heritage profiles: Damaged skirting boards were removed and replaced with new timber boards, custom-milled to match the profile, height, and style of the originals. This attention to detail ensured the integrity of the terrace’s historical character.
Interior and exterior painting.
To complete this heritage restoration, the interior and exterior of the terrace were repainted. The new paintwork not only refreshed the property’s appearance but also added a protective layer to the exterior surfaces, ensuring they remain in excellent condition for years to come.
