This home renovation at Frenchs Forest, on Sydney’s Northern Beaches, involved reconfiguring the downstairs internal living area and upstairs bedrooms to better suit this growing family.

This family home was blessed with a generous internal area however the floor plan was made up of a number of smaller rooms with no flow from the living areas to the garden.

The owners wanted the floor plan reconfigured so it better suited the needs of their growing family – now and in the future.

With this in mind, we removed several walls on the ground floor entry level which instantly created an expansive combined living, dining and kitchen area. Located at the back of the house, the addition of large consatina doors created a seamless flow to the new covered deck. Previously just a concrete patio, we built a new covered timber deck. This expansive entertaining area is now another living room that can be used year-round, complete with a state-of-the-art outdoor kitchen, spa, TV and heating.

A clever reconfiguration of the second storey meant we were able to add another bedroom (4 bedrooms total) plus a large ensuite bathroom and walk through robe off the master suite.

Specifics of this renovation project

DOWNSTAIRS

Remove internal walls to create a large open plan living area downstairs.
Install extra large sliding doors to create a seamless flow to the backyard and new entertaining deck.
Install supporting beams and lintels where internal load bearing walls were removed.
Remove old plasterboard, replace structural timbers (where required).
Insulate all walls and ceiling for acoustic and thermal improvement.
Install new windows and internal doors.
2 x bathroom renovations (main bathroom + ensuite)
Kitchen renovation.
Laundry renovation.
Extend the front door to include an adjacent window to improve natural light in the entry foyer.
Configure a new entry foyer and stair leading to the upper level.

UPSTAIRS

Remove and reconfigure internal walls to add another bedroom.
Master suite reconfiguration to incorporate a new ensuite bathroom and walk through wardrobe.
Install new windows and internal doors.
