This remedial building project involved addressing significant stormwater drainage issues and consequential repairs at a property in Newport.

Stormwater from neighbouring properties was flooding underneath the home due to a natural easement that ran from the road and surrounding homes directing water under the owner’s driveway and under the house.
With no effective drainage under the driveway, water was dammed against the house foundations, leading to erosion of the driveway itself and significant dampness issues under the house that were causing bearers, joists and floorboards to rot.
Solving the drainage problems.
To resolve the drainage problems, we began by removing the existing driveway to access the perimetre of the house.
We excavated the area and installed an extensive drainage system which included ag-lines, pipes and stormwater pipes designes to capture and redirect water away from the property.
The new stormwater pipes were connected to the street drainage, moving water away from the property.
Reinstating the driveway.
Once the drainage system was in place, we reinforced the support for the new driveway by adding concrete piers down to the bedrock, ensuring a stable foundation.
Additionally, we lowered the driveway height, which had previously been too high and sloped directly towards the house, allowing surface water to flow towards the foundations rather than away.
Replacing the driveway presented an opportunity to widen it with easier pedestrian access to the rear of the property.
Where visitors had previously used the grass in the front yard to park, we added a dedicated parking space with a compacted, crushed metal base. Now they can park without getting bogged!
Remedial repairs.
After resolving the drainage issues, we replaced the rotting bearers and joists, ensuring the structural integrity of the home. Approximately 4 square meters of damaged floorboards had to removed and replaced due to the persistent damp problems.
We sourced new timber floorboards that best matched the original hardwood floors, sanding it down to improve the grain match.
Since upgrading the stormwater drainage at the property, the client has reported significant improvements, noting that even after heavy rainfall, water now flows away from the property effectively, allowing the area to dry out quickly. This successful remediation has not only enhanced the functionality of the property but also safeguarded its structural health for years to come.
