Project: Flashing replacement and waterproofing to a home in Belrose
We were recently contacted by the owner of a large family home in Belrose on the Northern Beaches who had been experiencing persistent waterproofing issues on the second storey since the property was built around 5–6 years ago.
The signs of water penetration were clear. Black mould stains had started to appear on both the exterior and interior walls. These are a warning sign of a deeper issue. Left untreated, problems like these can quickly escalate, compromising not just the appearance of a home but also the structural integrity of the building.

Investigating the source of the leak
To identify the cause, we removed several layers of cladding to expose what lay beneath. Our inspection revealed that the flashing, a crucial component in any waterproofing system, had not been installed correctly. This allowed water to seep into the property whenever it rained.
Fortunately, the sarking and water barrier underneath were still in good condition, meaning no major replacement or further investigative works were required.
Long term waterproofing repair
With the structure exposed, we were able to install new flashing correctly, ensuring it would effectively divert water away from vulnerable areas in the future. The original cladding had suffered significant water damage, so we sourced and installed new cladding, finishing it in a colour that blended seamlessly with the rest of the home’s exterior.
Once the repairs were complete, we cleaned down the walls, removing the mould stains. The home not only looked as good as new but, most importantly, it was properly waterproofed and ready to withstand heavy weather.
The Belrose home is now fully protected against future water ingress. The owner can finally relax on rainy days, confident that their home is safe, dry, and built to last.
